Finding and hiring a home inspector during the process of finding a home can be a daunting task, but not one you should skip over or take too lightly.   An inspector should be licensed and insured.  The State of Florida only requires liability insurance, which would not cover anything if they miss something.

If you are selling a home you don’t want someone without proper Worker’s Compensation insurance to get hurt on your property.  You should ask the inspector about his insurance and what are the limits.  The inspector should be experienced, getting a home inspector’s license is actually pretty easy so it should not be used as a single qualifier.

Their reputation is the best way to see what they have done in the past, many reviews can be found on-line especially for an established company.  Don’t be afraid to ask for referrals from your Realtor and family or friends.

Finally talk with inspector, ask questions, ask about their experience.  You should be comfortable with the inspector before your hire them.

Other considerations, do you also need a Pest Inspection(termites), mold inspection, dock/seawall inspection septic inspections and well water testing?

Finally the inspector should be able to take care of your insurance inspections during the home inspection including the wind mitigation and four point inspection.
