Roof Coverings, Drainage, Flashings, Skylights, Chimneys and Other Penetrations. We inspect the attic structure, ventilation and insulation, notating any apparent pest problems such as rodents. Wood Destroying Insects (Termites) can be included for an additional fee.
Equipment, controls and the distribution system including ductwork. We use infrared thermography to determine if rooms are cooling at a consistent temperature and always check the differential to confirm that the unit is cooling like it should. The infrared photos are included in your final report.

The electrical system is inspected including the service entrance lines, grounding system, electrical panel and wiring, visible connections, accessible receptacles and lights/fixtures.

Yes! We inspect the pool and equipment as part of our home inspections.
A home inspection can take 1-3 hours, and more if the home is larger. We inspect with two inspectors, so our inspectors on average take 2 hours on the average-sized home.
You don’t have to be, but we encourage it. Walking the property with your inspector gives you the chance to ask questions in real time and understand the findings firsthand, not just read about them in a report. If you can’t attend, you’ll still receive a same-day photo report with clear descriptions of everything found.
